Electrical Safety Certificate

All electrical equipment provided at a rental property must meet the requirements of UK health and safety legislation. Landlords have a duty of care to ensure that all electrical installations and equipment are maintained in a safe condition throughout the rental period. This certificate is produced by a qualified electrical engineer and is valid for a period of 12 months. It includes:
- visually inspect six electrical appliances
- carry out a polarity and earth fault loop test on some random sockets.
- establish if the correct protective bonding conductors are present
- test the RCD
- assess the condition of the consumer unit
Charges apply for additional electrical appliances @ £15 per appliance including VAT – the electrical engineer will check all electrical appliances at the property which are portable. Please be sure to indicate which are the tenants own and which are landlord provided.
Once the check is complete a digital certificate will be provided and an invoice raised for any additional appliances.
